A good project has one outcome and several people who care about it.
The best projects we've been part of have one thing in common. Everyone on the team is building toward the same result, not just protecting their piece of it. We're not looking for a vendor relationship. We're looking for architects and builders who love their craft the way we love ours, because that's what raises the level of everyone's work, including our own.
We show up as a teammate, not a subcontractor to manage. Our job is the interior, but our stake is in the whole project. When the architecture, the construction, and the interior design are all pulling in the same direction, the client feels it. That's the outcome we're all actually selling.
We're a design-only practice, by choice. We don't manage construction, hold trade contracts, or oversee field execution. That clarity is what makes the rest of this work possible, protecting the project and everyone building it.
Clear communication is at the center of how we operate. Not as a policy we fall back on when something goes wrong, but as a standing that we lead every relationship with. We'd rather over-communicate early than let a small gap turn into a costly one later.
We also stay engaged past the point most designers hand off. Design intent is easy to lose between a plan and a finished room. We stay involved through construction to help make sure it doesn't get lost, and we're available to make real decisions when something on site needs to pivot.
Every project gets a room-by-room finish schedule, with paint called out by name and sheen. A complete set of installation documents for every finish we specify. Appliance, plumbing, and decorative lighting spec sheets, filed into a project binder you can reference on site. And a formal sign-off on every design decision and material, completed with the client before anything is ordered.
Procurement gets worked out between us on a project-by-project basis. It depends on the builder, the schedule, and what makes the most sense for that job. If it's easier for the structure of the project, we're glad to manage procurement for the full scope. The studio's early projects were designed and built in-house, so we understand how a build actually comes together, not just how to spec it.
Documentation is delivered ahead of when you need it, not the week you're waiting on it. We keep our project load small on purpose, so every project gets our full, personal attention rather than being one of a dozen things happening at once.
We design the interiors. You build them. During design, we work closely with the architect so the interior vision is reflected in the plans. During construction, we communicate with the builder or project manager, who coordinates all trades on site. An experienced contractor and a good architect both catch things we wouldn't, and that's the point. Layered expertise keeps a project ahead of its problems instead of reacting to them.
That's also why we stay reachable once the project is underway. When something comes up on site, and something always does, we'd rather help find the solution that still holds true to the original design intent than just the fastest way to keep moving.
Construction rarely goes exactly to plan, and that's fine. Here's how we handle it when it doesn't:
You'll have one point of contact for design questions, backed by a design team that keeps correspondence organized so nothing sits unanswered. We respond to project communication within two business days, and often the same day. We don't take design direction by text, and any urgent call is followed by written confirmation before a decision is final. It's a small habit that protects the project as much as it protects us.
When a field condition calls for a design change, that's handled through a straightforward process outside the original scope, with the client's approval before it moves forward.
